1. Introduction & Platform Overview

Welcome to CoHostMarket, operated by CoHostMarket Ltd, a company registered in the United Kingdom. By accessing, browsing, or using our platform at www.cohostmarket.com, you agree to be legally bound by these Terms of Service.

Two Integrated Services

CoHostMarket: Connects property owners with local co-hosts and property management professionals for physical short-term rental property services.

HostPro: Connects clients with digital experts offering online services, consultations, courses and digital products.

Platform role: We facilitate connections between service seekers and providers. We are not property owners, property managers, or service providers ourselves, and our role is limited to providing a platform for these connections, along with identity verification, payment processing, and dispute support as described below.

Acceptance: Your use of our platform constitutes acceptance of these terms. If you disagree with any provision, please discontinue use immediately.

2. Definitions

  • “Platform” or “CoHostMarket”: Our website, mobile applications, and all related services, including HostPro.
  • “Property Owner” or “Host”: Individual or business seeking property management services for their short-term rental listing.
  • “Local Service Provider” or “Co-host”: Professional offering physical property management services.
  • “Digital Expert”: Professional offering online services, consultations, courses, or digital products through HostPro.
  • “User”: Any person using our platform, including all categories above.
  • “Services”: All features, tools, and functionality provided by our platform.
  • “Content”: All text, images, data, and materials uploaded or shared on our platform.
  • “Connects” or “Credits”: The monthly allowance used to unlock or respond to job posts, as described in Section 4.
  • “Guest”: Individual renting accommodation from a property owner.
  • “Client”: Individual purchasing services from a digital expert through HostPro.

3. User Registration & Service Types

Eligibility requirements

  • Must be 18 years of age or older;
  • Capable of forming legally binding contracts;
  • Valid payment method required for paid services;
  • Compliance with all applicable laws in your jurisdiction.

Service categories

Property management services (CoHostMarket) Local

For professionals providing physical, location-based property management, including:

  • Property cleaning and maintenance;
  • Guest check-in/check-out services;
  • Property inspections and repairs;
  • Local guest support and assistance;
  • Key management and property access.

Digital services (HostPro) Digital

For professionals providing online-only services, including:

  • Digital consulting and strategy;
  • Online training, courses and education;
  • Digital marketing services;
  • Virtual assistance and support;
  • Digital products and downloads;
  • Remote consultation services, including video consultations.

4. Service Tiers & Pricing

4.1 CoHostMarket membership tiers

Local service providers pay an annual membership fee for their tier. In addition, a commission applies to flat-rate service packages sold through the Platform, at a rate that depends on membership tier:

Where a booking is paid on a commission-per-booking basis rather than through a flat-rate package, the Platform fee is 0%, regardless of membership tier.

“Connects” are a monthly-resetting credit allowance used to unlock or respond to job posts. Additional Connects can be purchased as top-up packs. Full pricing and details are available on our Credits & Connects page.

4.2 HostPro membership tiers

Commission is calculated on the sale price of each digital service, consultation, course, or digital product sold through HostPro.

4.3 Property owner fees

  • Connection fee: $5 per hired service provider, charged to the property owner only. Service providers are not charged a connection fee;
  • Payment methods: Direct bank transfer, PayPal, Stripe, Wise, or Payoneer, depending on the transaction type.

5. Fees, Payments & Refunds

Payment terms

  • Currency: All fees are charged in US Dollars (USD), regardless of your location, unless stated otherwise at checkout;
  • Processing: Payments and payouts are processed through Stripe, Stripe Connect, PayPal, and Wise, our third-party payment partners;
  • Billing: Subscription fees are charged at signup and on each renewal date;
  • Currency conversion: Handled automatically by our payment partners for international users.

Refund policy

Membership and subscription fees are generally non-refundable after the service period begins, with limited exceptions:

Refund exceptions

  • Technical issues: Platform unavailability for 72+ consecutive hours due to our technical failures;
  • Service delivery: Failure to activate approved accounts within the promised timeframe (24 hours for PRO, 3 days for Premium, 7 days for Standard);
  • Payment errors: Duplicate charges or unauthorised payments due to platform security breaches;
  • Legal requirements: Where mandated by applicable consumer protection law.

No refunds for

  • Change of mind or business circumstances;
  • Failure to use services after account activation;
  • Account suspension due to a terms violation;
  • Market conditions or business performance.

Subscription renewals

Annual plans (CoHostMarket)

  • Automatic renewal on the expiration date (1 year from signup);
  • Email notifications sent 30 days and 7 days before renewal;
  • 48-hour grace period after renewal for cancellation with a full refund.

Monthly plans (HostPro)

  • Automatic renewal on the monthly anniversary date;
  • Email notification sent 7 days before renewal;
  • 24-hour grace period after renewal for a prorated refund.
Important: Users who initiate a chargeback without first completing our dispute resolution process may face temporary account suspension until the matter is resolved.

6. User Conduct & Community Guidelines

Acceptable use

Users must:

  • Provide accurate, truthful information;
  • Maintain professional communication standards;
  • Respect intellectual property rights;
  • Comply with all applicable laws and regulations;
  • Report suspicious or inappropriate behaviour.

Prohibited activities

Users may not:

  • Engage in fraudulent, deceptive, or misleading practices;
  • Harass, threaten, or discriminate against other users;
  • Share inappropriate, offensive, or illegal content;
  • Attempt to circumvent platform fees, including by sharing contact information in messages to move a transaction off-Platform;
  • Use automated tools to scrape or harvest platform data;
  • Impersonate other individuals or organisations;
  • Violate any third-party intellectual property rights.

7. Content & Intellectual Property

Platform content rights

All platform materials, including design, text, graphics, software, and trademarks, are owned by or licensed to CoHostMarket Ltd and protected by intellectual property laws.

User content licence

By uploading content to our platform, you grant CoHostMarket a revocable, worldwide, royalty-free licence to:

  • Display your content on our platform;
  • Promote your services to potential clients;
  • Optimise platform functionality and user experience.

Your rights are protected

• You retain ownership of your content.
• The licence terminates when you delete content or close your account.
• You can modify or remove your content at any time.
• Our licence is limited to operational needs only.

8. Property Owner Terms

Service selection responsibility

Property owners are fully responsible for:

  • Selecting appropriate service providers;
  • Negotiating service terms and compensation;
  • Ensuring providers have proper licences and insurance;
  • Managing ongoing service relationships.

Platform obligations

CoHostMarket provides:

  • Initial connection facilitation;
  • Secure payment processing;
  • Identity verification for registered users (see Section 12);
  • Dispute resolution support.

Payment processing

  • All membership, connection, and commission fees must be processed through our secure platform;
  • Platform fees apply as set out in Section 4;
  • Homeowners are responsible for agreeing separate payment terms with providers for flat-rate packages, subject to the applicable commission.

9. Local Service Provider Terms

Professional requirements

  • Valid business licences and permits, where applicable;
  • Appropriate insurance coverage;
  • Professional profile image mandatory;
  • Accurate service descriptions and qualifications;
  • Completion of identity verification (see Section 12).

Service delivery standards

  • Provide services with professional competence;
  • Maintain property owner and guest confidentiality;
  • Respond promptly to property owner communications;
  • Handle emergencies according to agreed protocols.

Platform relationship

Service providers operate as independent contractors, not employees. This relationship does not constitute:

  • A joint venture or partnership;
  • An employment or agency relationship;
  • Authority to act on behalf of CoHostMarket.

10. Digital Expert Terms (HostPro)

Service categories

Digital experts may offer:

  • Online consulting and strategy services;
  • Digital marketing and optimisation;
  • Virtual training, courses and education;
  • Digital products and downloadable resources;
  • Remote assistance and support services, including live video consultations.

Video consultations

Where a service includes a live video consultation, sessions may take place via Zoom. As of the effective date of this Policy, we do not record these consultations. See our Privacy Policy for further details.

Service delivery requirements

  • Deliver services as described and within agreed timeframes;
  • Maintain professional communication standards;
  • Provide clear service descriptions and deliverables;
  • Respect client confidentiality and data privacy.

Digital product standards

  • Products must be original or properly licensed;
  • Clear descriptions of product features and limitations;
  • Appropriate file formats and quality standards;
  • Compliance with intellectual property laws.

11. Privacy & Data Protection

We collect and use personal information as detailed in our Privacy Policy, including:

  • Account registration information;
  • Identity verification documents;
  • Service usage and interaction data;
  • Payment and billing information;
  • Communication records for support and safety purposes.

Your rights

Depending on your location, you may have rights including access, correction, deletion, portability, and objection to certain processing. Our Privacy Policy sets out these rights in full, including specific sections for users in the UK, EU, and United States.

International data protection law

We aim to handle personal data in line with UK GDPR, EU GDPR, and applicable US state privacy laws including the CCPA/CPRA, as described in our Privacy Policy. No compliance framework can guarantee the complete absence of risk, and our practices are kept under ongoing review.

12. Platform Security & Identity Verification

Security measures

  • Secure data transmission and storage, including on Amazon Web Services (AWS) infrastructure;
  • Encrypted payment processing through Stripe, Stripe Connect, PayPal, and Wise;
  • Phone number verification via Twilio;
  • Regular security reviews and updates;
  • Fraud detection and prevention systems, including automated monitoring of in-Platform messages.

Identity verification

We conduct reasonable verification measures, including:

  • Manual review of a government-issued ID document for users who are asked to verify their identity;
  • Professional licence verification for service providers, where applicable;
  • Business registration confirmation, where applicable.

ID documents are retained for as long as your account is active, and for 90 days after account closure, to help resolve disputes. See our Privacy Policy for full details.

Limitation: No security or verification system is 100% effective. We cannot guarantee the prevention of all security incidents or the complete reliability of any verification process.

13. Disclaimers & Limitations

Platform availability

Our platform is provided “as is” and “as available.” We do not guarantee:

  • Uninterrupted service availability;
  • Error-free operation;
  • Complete accuracy of all information;
  • Compatibility with all devices or browsers.

Service provider performance

We are not responsible for:

  • The quality of services provided by independent contractors;
  • Disputes between users;
  • Compliance with local regulations by service providers;
  • Property damage or personal injury.

Limitation of liability

To the extent permitted by law, our liability is limited to:

  • Direct damages only (no consequential or punitive damages);
  • The maximum amount of fees paid to us in the preceding 12 months.

These exclusions may not apply where prohibited by law.

Statutory rights: Nothing in these terms limits any rights granted by applicable consumer protection laws that cannot be waived by agreement, including statutory rights available to UK and EU consumers.

14. Dispute Resolution

Internal resolution process

  1. Direct contact: Users should first attempt to resolve disputes directly with the other party;
  2. Platform support: Contact our support team for mediation assistance;
  3. Escalated review: Senior team review for complex disputes;
  4. Written decision: A written resolution is provided within 15 business days.

Jurisdiction

If a dispute cannot be resolved through our internal process, it will be subject to the exclusive jurisdiction of the courts of England and Wales, without prejudice to any right you may have to bring proceedings in your own country of residence under applicable consumer protection law.

Nothing in this section limits any right you have to refer a dispute to a relevant regulator, ombudsman, or alternative dispute resolution body available to you under local law.

15. Account Termination

User-initiated termination

  • Users may close their account at any time;
  • Subscription cancellation does not entitle a refund except as specified in Section 5;
  • Data may be retained for 12 months for reactivation purposes, and ID verification documents for 90 days per Section 12;
  • Certain obligations survive account closure.

Platform-initiated termination

We may suspend or terminate accounts for:

  • Violation of these terms;
  • Fraudulent or illegal activity;
  • Harassment or abuse of other users;
  • Extended inactivity (12+ months);
  • Non-payment of fees.

Governing law

These terms are governed by the laws of England and Wales, without regard to conflict of law principles. Local consumer protection laws may provide additional rights that cannot be waived, including for users located in the EU and United States.

Changes to these terms

  • We may update these terms from time to time;
  • 30 days' advance notice will be provided by email for material changes;
  • Continued use of the Platform after the effective date constitutes acceptance of the changes;
  • You may terminate your account if you disagree with a change.

General provisions

  • Severability: Invalid provisions do not affect the remaining terms;
  • Entire agreement: These terms, together with our Privacy Policy, constitute the complete agreement between you and CoHostMarket;
  • Assignment: We may assign our rights; users may not assign without our consent;
  • Force majeure: Neither party is liable for events beyond its reasonable control.
