I am looking for someone to co-host my property in Gilbert AZ.  More specifically I am looking for a Super host who is currently operating in Phoenix. The property is not currently on Airbnb.  Draft Contract Terms Below Services rendered: -Responding to guests' inquiries, requests, questions, and concerns before and during reservations. -Response rate 100% -8 am-10 pm within 1-2 hours (usually within minutes but at times I could be out of service area) -10 pm-8 am within 8 hours (Unless an emergency, although usually within 2-4 hours) - Guest check-in and check-out messages within a 24-hour period, most are sent within 4 hours of arrival or departure. - Arranging cleaning services after check out within 24 hours- Most Cleanings are performed within 2-6 hours after check out. -Restock essential supplies after every checkout.  Essential supplies are defined as All soaps, toilet paper, kleenex, paper towels, dish soap, laundry soap, dryer sheets, shampoo, conditioner, body wash, and trash liners.  Simply cleaning pays for essential supplies.   - Turn on AC prior to guest arrival. Turn off AC once the guest has departed. This task will be added to the checklist. The landlord will install a remote wifi thermostat. - Create a house manual and AirBnB ad. The owner has final approval for both manual and ad. - Price monitoring, including increases for holidays and special events. Changing minimum days required on a week-to-week basis to encourage longer bookings and more rental income. The owner reserves the right to use pricing services at the owner's expense. -Garbage cans placed/removed on the curb and removed 24-48 hours before or after a scheduled pick up.   - Arrange for repair or maintenance to property if needed.  The owner reserves the right to approve maintenance estimates or use their own tradespeople. - Enable and disable renter access via a smart lock. The owner will provide access to the smart lock website for granting access. - Writing reviews within the 14-day window. - Requesting payment for any damages from guests and/or escalating the issue through the resolution center in a timely manner. - Calling customer service if needed for any issues
